最近又再繼續讀二十一世紀資本論
這本書真的根論文沒兩樣 引用資料都是兩三百年來的數據
全世界幾百年來房地產的投報率 大概維持在3-5%
算一下這樣台北套房每坪合理價格 2.4/0.03-0.05 = 48-80W
所以這就是台北房價的合理價位 直接反映投報率
租金一但衝上來 房價的支撐就這樣出來了
因為投報率就是在那裡
以目前台北在台灣資源跟人口超集中的程度
租金看來大約是高雄台中的2-2.5倍
那他的房價是高雄台中的2-2.5倍也很合理
話說全世界各國的總資本 不管在任何時代
住宅房地產總值大約都佔三分之一甚至二分之一
這並不意外
大部分民眾努力工作一生最重要的資產 也只有他自住買的那間房子而已
這就是台灣大部分的寫照
也是歐洲跟美國日本大部分人的寫照
一但打房把房價打趴 打啪的就是國家三分之一的資本跟財富
打啪的就是50%的人一生累積的資本
結果一堆人還覺得這樣叫財產重分配
可惜的是真正有錢的前10%族群
財產不只有房地產 還有大量的股份跟金融資產等等
(其實就是公司所有權的意思 真正的有錢人畢竟都是開公司或大股東)
因此打房下來真正受害最深的
其實是大部分資產都押在房地產的廣大民眾
愛打繼續打吧...
