這個研究有幾個可能影響價格的因素
1.標的是中古優質物件。

2.地區選擇首都中具代表性的高價位區域
這次代表台灣的區域是安和路、敦化路、仁愛路、天母、信義區。

3.資料時間點是2011/4/4，此時台灣可能正是都更公寓熱的時期。
