玩完了?3現象洩漏 桃園房價回不去了

桃園人口自升格直轄市後,淨遷入人口年年倍數成長,但根據永慶房產集團統計,
七大都會區2017年1~8月建物買賣轉移量,和去年同期相比,
僅桃園市負成長,年減8%。

3大現象洩漏房價回不去!對景氣有高度靈敏度的建商,這次房市928檔期,
在桃園預售屋推案直接掛蛋,土地也不買了,
根據桃園市地政局實價登錄揭露,
106年Q1交易件數,較上一季大減46.34%,和去年同期相比也少了33.33%,
交易總額蒸發逾5成。 除了建商縮手不敢買了,
桃園來不急逃的投資客數量也很驚人,
寬頻房訊統計今年1~8月法拍屋數量,相較去年同期,桃園年增23%,
高於全台平均,數量也居六都第三。
爆量的餘屋!
據內政部統計新案餘屋數量,桃園就有1.2萬宅,為全台第二多,
賣壓早讓當地賣方撐不住,房價1字頭已不稀奇,從內政部住宅價格指數來看,
桃園房價在103年Q4時為最高點,平均單價15.9萬元,
但現在剩15.2萬,跌到比起漲點還低。
連桃園市地政局地價科科長林鼎鈞向ETNEWS直白表示,交易量卡關,
最主要還是房價不合購屋族的意。永慶房產集團業務總經理葉凌棋也分析,
目前房價仍處在盤整修正,加上民眾仍看跌,房價沒有上漲動能,
像蛋白、蛋殼區和供給量大的重劃區,價格都還有修正空間。
