[閒聊] 個人房市動向觀點
俺是房蟲,囤房,惡劣房東
發表一下個人觀點,個人觀點不代表一切而且主要是台北市次要新北都會區看
其他是推測.....
首先就以gdp的三萬美也就是年薪100
扣除年終等月收近7萬
雙薪14萬
薪資中位數51.8萬,這薪水年終獎金通常不多,扣年終獎金 一個月約4萬,雙薪8萬
都當作是稅後收入比較好算
基本開銷一人1.5萬,小孩一人就好共4.5萬
剩3.5
14萬的先不考慮這類人花費較高,剩9.5
也不考慮購車。娛樂 買衣服等。就是死宅男女,用年終去做
如果30年本利大約是貸款金額*38非首購*40
雙薪8萬的,大約貸款950,房價1150,只能買套房,甚至差的套房
雙薪14的,大約貸款2500,房價3000,只能買兩房,甚至套房
新北勉強多0.5房
如果房價在上去還有人買的起???
但是......
這次也拜上次崩盤,還有政府打投資,房地合一2.0打投資客,沒有大量投資客套牢斷頭
再來就是營造成本飆升,不會有建商殺已購問題,只有已購投資客打建商
平均地權限制換約保護了建商
層層保護下超級防火牆崩不了
但大漲???我是不怎麼看好
誰買得起.....
