八月移轉棟數 六都全面翻揚

房市在農曆鬼月前衝出一波交屋潮,昨(1)日出爐的全台六都8月建物買賣移轉棟數顯示
,六都單月總計衝上1.77萬棟,月增4.2%、年增13.9%;其中,台北市重返2,000棟關卡
,台中年增28.5%,表現大躍進。
不少建商趕在農曆鬼月前完成交屋,買賣雙方在讓利拚成交心態下也衝出一波交易熱潮,
市場預期,今年移轉量可望觸底反彈。累計今年前8月六都移轉棟數達13.34萬棟,已較去
年同期反彈13%。
根據六都地政局昨天公布的8月建物買賣移轉棟數統計,
台南市月增率、年增率都達兩成
台北市月增7.74%、重返2,000棟大關,創今年以來第二高
桃園市月減4.98%,但守住3千戶關卡
台中市3,550棟、月增12.95%
台南市1,884棟、月增22.6%
高雄市3,009棟、月增1.3%
至於移轉棟數最大的是新北市、達4,278戶
台北市8月移轉數量達2,129棟,為今年單月次高,交易熱區為中山區、內湖區與文山區,
交易量都超過240戶,其中「華固新天地」完工交屋,貢獻文山區移轉棟數大增47%。
永慶房產集團業管部資深經理謝志傑分析,8月房市處傳統淡季,六大都會區移轉棟數反
而比7月成長4.2%,甚至比去年同期明顯增長13.9%;累計前8月也比去年同期再放量15.
5%,可預期今年下半年房市復甦力道可望持續。
東森房屋研究中心副理于靜芳表示,6月移轉量達今年高峰,但因先前豪雨干擾,加上買
賣雙方對價格認知的落差,7月移轉量反急轉衰退,但也讓買氣遞延到8月,成交關鍵出現
在議價空間,讓買方進場意願提高。
信義房屋不動產企研室專案經理曾敬德表示,今年來買賣移轉棟數多優於去年同期,反應
出今年的房市明顯優於去年,主要原因仍是房價止跌回穩,民眾對於未來悲觀情緒也有所
改善,而政策偏重增加供給與租賃改革部分,自住買氣從谷底回升,帶動移轉棟數緩步增
溫。
曾敬德表示,從買賣移轉棟數可發現,這波房市交易量的谷底就在去年,今年購屋信心回
溫,房價回穩、交易量增溫,不過市場仍以自住為主,房市處於「觸底後的反彈」,並非
「反轉向上」的格局。
