[閒聊] 仲介收多人同時斡旋,各位能接受嗎?
這兩天在新北"樹林"看中一間不錯的標的,
二+三樓+頂加,權狀約40坪,巷內,邊間,
30年的房子,屋況未整理,
這種房子各位不知道願意出多少錢?
看屋後出價1100,仲介連談都不想談,
隔天仲介說可簽斡旋試試,
簽完隔天仲介下午要求加到1170,晚上喊到1250,
這價格離行情價太遠,就沒追了,
再隔一天仲介通知拿回斡旋,因為"賣掉了"
才短短的三天,現在的房子還真搶手。
很明顯我斡旋期間有其他買家,
原本以為是仲介在玩手段用假買家哄抬價格,
想不到是真的,仲介應該是同時收兩個斡旋給兩個買家壓力,
算下來一坪要31萬,未來裝潢一坪3萬,
一坪34萬的公寓還買不到,誰說現在是買方市場?

信義房屋採取「單一斡旋制」,也可避免一屋二賣的糾紛發生。
我以為上述是常態,原來一屋多賣才是常態,
看來買房真的該找信義
