我就是反例之一
我住在新竹,老公是工程師
新竹房屋很多投資客是工程師集資或個人的賣方市場
從4-5年前開始看屋,當時,我無業+男友年薪未達百萬
當時只想租屋,找了間園區附近,
權狀約60坪10年以內屋齡,房東邊租邊推銷我們買,價格600多萬,但我們沒錢買也嫌貴
後來租在緊鄰關埔區的樓中樓,居住環境不好,但租金便宜,熬了3年
看著關埔區預售屋從每坪20萬以下漲到現在25萬以上(沒千萬別看這區)
逛著裡面的日光公園,從當初裊無人煙到現在像人聲鼎沸的菜市場
今年租約到期,換租另一間,環境不錯,也在附近,租金當然也貴
可是,就算存款累積,但追不上房價飆速,還是買不起
當年的男友都變老公了,但一路以來,都是他買房意願很高,
因為他周遭的工程師最常說的是:房價只會越來越高,現在不買會後悔
所以他腦中一直存在這種無稽信念,但我則努力踩煞車
即使前年結婚,我也沒鬆動不買房的堅持
雖然,嘴上碎碎念說,當初就算貸款買關埔區預售屋再轉手賣掉,
也不用管居住環境,反正這區隨便買隨便賺,純投資,現在大概也能買屋了...
可是,再仔細想想,我人生中購屋需求期正值台灣房價亂飆年代,
雖無法選擇,但痛恨投資客,將別人辛苦累積的存款如噬血猛獸吞食殆盡的同時,
我仍該慶幸我沒有成為那無情推手之一,己所不欲勿施於人還算是基本道德,
園區周邊是新竹非常抗跌區域,老公工作性質,也一直偏好此區
但租屋住這裡3年來,也不全然無所得
在關埔區動輒20樓起跳,高樓林立的同時,居住密度將會非常擁擠,
很多問題將隨之而來,每人分享的生活空間也將被壓縮,
所以將來購屋考慮這區的意願低,而且這區被炒的很離譜,建案又貴又沒那個價值
沒有不會跌的房價,只有不會跌的信念,但再堅強的信念都逃不過供需法則的現實
只要少一個我的買方需求,就多一份房價向下調整的力量
當多一個這樣堅定信念的買方,追高止步外,趨勢反轉怎能不指日可待呢?
