鳳山生活圈鄰近鳳山捷運站及鳳山火車站,具備雙鐵優勢,加上距國道1號約10分鐘車程
,交通便利,且商圈林立,吸引家樂福、迪卡儂等大型賣場進駐,區域內還有大東文化藝
術中心、大東濕地公園等公共建設,近期鳳山體育館也規劃將改建成運動中心,生活機能
十分豐富。
有巢氏房屋鳳山南京加盟店黃同億店東分析,該區以當地自住客為主要買房族群,因鳳山
房價較高雄市中心便宜,近期也開始吸引外地首購族跨區置產。區域交易主力以屋齡約25
年以上的透天物件居多,地坪約18~22坪,總價帶約在500~700萬元,若再加停車位,總
價約在700萬元以上;至於大樓,則以屋齡約25年以上,坪數約30~35坪、3房格局物件為
主,單價每坪約12~13萬元,總價約400萬元上下,不過釋出量較少。
至於公寓則屋齡較高,大多約30年以上,約為21~22坪的2房格局,但單價也相對較低,
每坪僅約8~11萬元,多數交易總價落在250萬元上下,不過近期有一戶屋齡約37年的5樓
老公寓釋出,雖然屋況較差,但位處市中心,距捷運站僅需10分鐘路程,且非法拍物件,
目前總價開價僅100萬元,若包含裝潢修繕費用約50萬元,仍低於區域行情,若有成交,
可能將影響區域行情。
鳳山區價格變化大,買方應如何判斷物件的合理價位,台慶不動產執行副總莊志成建議,
先判斷自己的居住需求,挑選適合、想要的購屋區域,例如以生活圈作區分,像是鳳山生
活圈,之後,再依個別區域,縮小實價登錄的範圍,才較符合當地的區域行情;另外,也
可多到想要購買的物件周邊,詢問里長或社區管理員,探聽近期的房屋買賣交易,都有助
於了解合理價位,幫助談判桌上的交易。
