等不到買方 台中售屋廣告洩房價崩跌警訊

今年上半年房市買賣移轉棟數僅10.8萬棟,房市買氣低迷,下半年不少新案打出破盤價,
的確讓看屋客戶增加,不過,「破盤價」案不僅打亂新案行情,也拖累中古屋房價,9月
中旬台中西屯區街頭已經出現不少待售廣告,例如總價758萬元買含雙車位50坪中古屋,
也有店面降價積極求售,顯示買氣告急。

過去被視為6大都會區房價表現相對平穩的台中,即便去年房市反轉,卻鮮少傳出賣壓過
大的拋售潮,不過,隨著大台北地區降價潮往南襲,台中近期不僅出現「破盤價」建案,
連中古屋房價也遙遙欲墜。
例如,西屯區澄清醫院附近的福科路、福聯街一帶,就有屋主懸掛廣告看板在陽台,「50
坪4房雙車位 投資價758萬元」,等於每坪開價15~18萬元,附近更有店面設置大型廣告版
「店面+二樓 公寓價598萬元」,開價明顯離奇偏低。

在台中投資置產超過15年的《房市黑皮書》作者郭鴻屯表示,今年1至3月的確看屋客完全
不見了,近幾個月雖然看屋狀況有回來,但出價的買方卻不多,房仲普遍要帶看30組才能
拿到1個斡旋,但屋主卻不願大幅降價,導致無法締造成交。
他分析,在2000年左右時,很多屋主認為價格明天會更好,但沒想到有些屋主竟然1年等
不到幾個人看屋客,最後導致一次性賣壓出籠,房價崩跌,單價以個位數成交的物件比比
皆是。郭鴻屯認為,台中房價下跌尚未到底,但台中屋主不急、不願降價,反映他們對市
場敏銳度不夠所致。
他說,近期有朋友賣了2年的中古屋開價838萬元,最近終於以700萬元成交,單價約15萬
元。目前台中市區一般中古屋開價落在15~19萬元,新成屋、預售屋多每坪開價破30萬元
,郭鴻屯指出,一旦新案大幅降價,自然會波及中古市場,屋主必須提升自己的敏銳度才
行。
