農曆年後房市頻傳佳音,根據六都前二個月建物買賣移轉棟數顯示,買氣比去(2016)年
同期明顯回溫,隨著步入三月房市,建設公司接待中心業者透露,受到「一例一休」物資
上漲影響,不少手上有資金的置產族趁機逢低買房買地來保值抗通膨,各接待中心人氣回
籠,來客組數成長超過兩成。
鄉林不動產研究室指出,隨著去(2016)年全台建物買賣移轉棟數創下24.5萬新低後,可
望築底反彈,預估今年第1季移轉量將呈現增加走勢,加上年前大陸「肥咖條款」也促使
一些台商返台進行資產佈局,挹注房市動能。
據建設公司接待中心業者觀察,受到一例一休政策上路後,萬物齊漲,拉抬物價消費水平
一再升高,讓許多口袋深的企業主也忍不住物價波動刺激,決定先把閒置的資金,暫時轉
向房地產投資、置產保值對抗通膨隱憂。
鄉林建設副總經理方偉民也表示,台股近來表現不穩定,因肥咖條款而回流的資金找不到
投資出處,加上「一例一休」造成民生物資、客運交通等多項物價連動,通貨膨脹的壓力
愈來愈大,手上有閒錢的人很自然會重新以房地產為置產的選項之一。
他指出,以置產為目的的客層,只要產品、價錢合適,成交比非常高,尤其是先前受到奢
侈稅、豪宅稅的壓力而縮手的投資買盤,可望又重現房市。
另外,大型建商也趁土地議價空間大時,開始積極購地,一面出清手邊的新成屋,一面伺
機推出新案,鄉林不動產研究室表示,預估今(2017)年下半年新建案將明顯增加,但仍
以小坪數為主,至於中大坪數休閒住宅則因相對稀有,較受固定族群青睞。
