[新聞] 三大重劃區鬧空城 房價腰斬

內政部最新統計,代表空屋率的低度(用電)使用住宅中,2015年北台灣以青埔重劃區最
多,五年內新屋中,將近七成幾乎沒人住。新莊副都心重劃區則平均每二間新屋就有一間
空屋。
內政部營建署每年利用房屋稅籍資料,以及台電11、12月用電資料做相關統計,若平均用
電度數低於60度的住宅,界定為低度使用(用電)住宅;該資料最新顯示,2015年桃園青
埔重劃區五年內新屋共有4,778戶,占所有住宅類房屋數量七成左右,不過低度使用比率
高達68.7%,高達3,732戶幾乎沒人住,堪稱「北台灣第一大空城」。
除青埔重劃區外,新莊副都心、淡海新市鎮也是高空屋率的重劃區。2015年新莊副都心五
年新屋1,833戶,52%為低度使用,亦即953戶房子高唱「空城計」。淡海新市鎮2015年五
年內新屋達9,719戶,有38.4%房屋低度使用,高達5,471戶房屋「等無人」。
景文科技大學財務金融系副教授章定煊表示,三大重劃區房屋的低度(用電)使用率飆高
,顯示區域市場鮮少自住客,多數是投資性買盤,以致市場出現供過於求情況,加上後續
市場餘屋量龐大,未來市況令人擔憂。
住商不動產企研室主任徐佳馨指出,2013、2014年房市進入高檔反轉,供給量較大的重劃
區房價也出現壓力。青埔重劃區在2014年高點時,每坪成交價達45萬元,但現在區域新成
屋房價腰斬,出現每坪18萬、19萬元的超殺價格。
新莊副都心重劃區從房市高峰期每坪單價「坐八望九」,到現在每坪55萬元以下;淡海新
市鎮更從每坪單價上看30萬元,現在每坪成交價跌至18萬、19萬元。
