[請益] 北市房該賣嗎?
之前經歷一場滬深股市的大起大落,雖然沒賠,但覺得房市相對穩定,就把在股市所有錢
拿出來投資房產和ETF,結果現在房市也...
其中投資了兩戶石牌捷運站旁的麗X,一戶室內20初頭坪無車位,另一戶室內約30有車位
,都是1X樓,景觀都蠻好的,R喝下午茶,健身也都可以看到遠景(群山)
目前我住在非台北市的透天,一個禮拜不到一半的日子在台北,而且有這兩間房子外的地
方可以住
1.盡量談半年內市價賣掉
2.一坪82以上就賣,不到82不賣,做3.的用途
3.直接留著,一間以後到台北開會/研習/玩樂住,一間給父母當以後的養老小房,方便在
榮總看病
請問板友,如果是你們會做哪種處分呢?

老實說,現在一樣投資這邊的朋友都開價100萬/坪,但我覺得肯定賣不掉,賣壓超大,我
自己在裡面,窗戶看出去,隔著捷運對面的房屋就高掛廣告房仲賣石牌捷運站麗X的廣告
,我自己談幾次的經驗,買得起的不想買(有車有小孩族群想住單價較低的非捷運宅,畢
竟同總價可以買到更大坪數),想買的買不起(我見過的三十歲以內的,除了醫師,老師,
法官,富二代,科技公司主管,其他的連頭期都沒著落,看一看又去看價位較低的中古公
寓了)

如果我是買方,不可能接受一堆屋主開的100,但8X可接受,因為機能有石牌夜市,,又
近捷運,景觀好,還是知名建商,而且總價也壓在5000內,應該是年輕中產白領可負擔範
圍,但是一樣5000內競爭的有單價60~70的中古房,一樣預算5000內,有家庭的很可能考
慮總坪數較大而轉往離捷運較遠的中古房

住進來的多是夫妻雙薪,且都是醫師,科技業或金融業主管,或年輕中小企業創業家,貸
款買,當然也有富二代爸媽現金買

5000以內我是當作一個級距,20坪左右才約3000萬,貸八成的話,一個月還13萬左右,雙
薪
醫師/科技業主管年約400多,其中拿大約150出來買房,其實比例上差不多
