小魯想貸個2000出來
利率大概1.3% -1.4%(大致上是這個區間,有談過了 勿亂噓)
All in 新興市場債和高收債
因為我想通了:定存才是最危險的投資。
而貸款,某方面、角度來說反而可以減少風險。
反正房子有出租、我工作收入也還行,
兩個穩定現金流。
來個2倍金融海嘯也死不了。
這樣玩...每年將近10%報酬。
房租5%+高收6% 扣貸款成本=10%
(房市要稍微懂才有這個5%報酬;
高收是取過去10年年化報酬率)
好像不錯?風險應該比0050小
而且0050平均才4%,
因此長期來看只有巴菲特和被動元件才可以打敗我的投資組合。
