Given following information, what's the net operating income for
an office building?
Gross rental income 250000 Estimated vacancy and losses 7%
Taxe&insurance 18000 Utilities & maintenance 21000
Depreciation 20000
我以為 net operating income = NI = 250000*(1-7%) - 21000 -20000 -18000
= 173500
但解答 是193500 從一開始就沒扣折舊 這樣不是就變成 OCF了嗎?
